Best Places to Live 2025

At ELM, we’re super proud to manage a wide variety of retirement estates across England, and we could not be more pleased to see that so many of these idyllic locations were recognised recently in The Sunday Times ‘Best Places to Live’ roundup.

Whether city or rural-based, coastal or riverside, we offer retirement developments to suit all personalities and lifestyles. We’re proud of our estates and the communities we’ve helped create on our managed developments through our ethical estate management service.

Here’s an overview of some of the enviable areas listed where we manage retirement estates with thriving communities:

Farnham, Surrey

We manage two lovely retirement estates in Farnham, including one in Upper Hale which we’ve managed for 26 years, and another based in central Farnham. Nestled in the Surrey Hills with its stunning Tudor and Georgian architecture, surrounded by beautiful countryside, Farnham is the perfect location for walking the local nature reserves. The National Trust own, manage and preserve much of the breathtaking countryside and stunning scenery surrounding Farnham, such as Frensham Commons. The centre has a variety of shops, pubs, restaurants and cafés within easy reach, along with several buildings of historical interest, including a well-preserved 12th Century Castle and Parish Church. A few miles out lies the ancient Waverley Abbey which is well worth a visit.

Berkhamsted, Hertfordshire

Built on the site of the former police station in Berkhamsted High Street is a gated retirement development we manage on behalf of Beechcroft Developments. This historic market town on the Western edge of Hertfordshire, is nestled in the Chiltern Hills and is affectionately known by locals as “Berko”. The town is home to a wide range of well-known and independent shops, cafes and restaurants. There’s also an art deco cinema (which is frequented by some of our residents during group outings), wine bars, and a twice-weekly Farmer’s market. There’s no wondering why this dreamy town made it onto the prestigious Sunday Times list.

Chelmsford, Essex

ELM Group is lucky to manage a vibrant estate in the heart of Chelmsford which has a lovely community of residents who are active in local activities. Chelmsford is a thriving city known for its rich history and community spirit. The local area boasts a mix of modern amenities and historical landmarks, including the stunning Chelmsford Cathedral and Hylands House. Residents can enjoy a variety of parks and green spaces, fostering a strong sense of community through events and gatherings. The city also features a lively shopping area and a range of dining options, making it a welcoming place.

Malmesbury, Wiltshire

Malmesbury is a charming town steeped in history, offering a blend of picturesque landscapes and rich cultural heritage. With its stunning medieval architecture, including the famous Malmesbury Abbey, the town provides a unique living experience. Residents can enjoy local markets, beautiful parks, and a strong sense of community, making it an ideal place to retire. The surrounding countryside offers ample opportunities for outdoor activities, ensuring a balanced lifestyle for those who call Malmesbury home.

We manage a picturesque and lively retirement estate in Malmesbury where residents regularly meet and get involved in social activities. The estate was the proud winner of the 2024 Malmesbury in Bloom competition.

Petersfield, Hampshire

Set in the glorious countryside of the South Downs National Park, Petersfield is an ancient market town originally built as a Norman 'new town' at the end of the 11th Century. It is now a vibrant place for shopping, eating out and exploring its much-loved markets, and not to mention its wonderful monuments and architecture, including the equestrian statue of King William III and the Church of St. Peter dating back to 1120. For those looking for a slice of culture, the Petersfield Music Festival takes place in the market square over the August Bank Holiday weekend - a week-long musical extravaganza which has been going since 1901!

We are proud to manage two retirement estates in Petersfield; one is a much-requested small development in the heart of Petersfield set near the charming Merritts Meadow Nature Reserve, and the other is a characterful estate with a busy social calendar.

Southbourne, Dorset

One of our unique retirement estates can be found to the west of Bournemouth in lovely Southbourne - a bustling and thriving coastal suburb with plenty to offer for young and old. There’s no surprise this area is popular with over 55s and is featured as one of the Best Places to Live. Southbourne has it all, whether it’s award-winning eateries, buzzing bars, or retail therapy. A picturesque wander through Southbourne takes you to its beautiful Blue Flag beach, where you can enjoy panoramic views and fresh sea air – a perfect setting for retirement living.

Thame, Oxfordshire

We manage a retirement development in this thriving market town in the heart of Oxfordshire, perfectly situated at the foot of the Chiltern Hills. Thame is an award-winning town, coming runner-up Small Market Town in the 2016 Great British High Street Competition, second place in the RTPI’s England’s Greatest Places competition, and now being hailed as one of the Sunday Times’ Best Places to Live. Thame has Anglo-Saxon roots, but has since developed its own individual character whilst preserving its rich history; ancient medieval buildings stand alongside Georgian and Victorian architecture, and the iconic boat-shaped high street stands as testimony to the marketplace for which it was originally designed. A popular place to retire, there’s a diverse array of community events to get involved with as well as a rich arts and music scene including highlights such as the yearly Music in the Park Festival and the Thame Arts & Literature Festival.

If you’re on the look out for a retirement property and one of these locations has tickled your fancy, get in touch with us by emailing info@elmgroup.org.uk, and we’d be happy to see how we can help.
